On behalf of our client Bindmans, Ashwell Rogers is delighted to announce that we have successfully underlet the part 4th floor at 222 Grays Inn Road measuring 4,800 sq ft.
Bindmans acquired 21,000 sq ft on the 4th floor. They initially had 4,800 sq ft surplus to their own requirements which was earmarked for future expansion.
We successfully agreed terms on the sublet prior to completing Bindmans lease thereby avoiding any void and holding costs.
Springer, an existing tenant within the building, acquired the part floor for their own expansion. A rent of £34.00 psf was achieved which is in excess of Bindmans passing rent.
The entire building was comprehensively refurbished in 2008 to provide good quality office accommodation, totalling circa 200,000 sq ft.
